What this site is

APR.net publishes educational calculators, reference data and analysis about the cost of borrowing in the United States. It is run as an independent publication. It is not a lender, a mortgage broker, a credit repair organization, or an investment, legal or tax adviser, and it holds no licence to be any of those.

By using the site you agree to these terms. If you do not agree, do not use the site.

Not advice, not an offer

Nothing on this site is an offer of credit, a quote, a pre-qualification, or a recommendation to take or refuse any financial product. The calculators implement published rules and published data; their results depend entirely on what you enter and on assumptions that are stated on each page. Figures described as market averages, medians or estimates are exactly that.

Decisions about a mortgage involve facts we cannot see — your income, your obligations, the property, the actual offers in front of you. Verify any number that matters with the lender, with the county, or with a licensed professional before you rely on it.

The data

The figures published here are derived from public sources: Home Mortgage Disclosure Act filings, FHFA and HUD limit files, Fannie Mae’s published pricing matrix, Census American Community Survey estimates, NAIC insurance reports and Freddie Mac’s rate survey. Each page lists its sources. Works of the United States government are in the public domain; our aggregation and presentation of them is provided as-is.

We work to keep the data accurate and current, and each page states the vintage of what it shows. We do not warrant that anything here is error-free. Statistics describe groups, not individuals: a median tells you what half of a group paid, not what you will pay.

If you believe a published figure is wrong, the correction procedure is on the methodology page — we check reports against the source filings and correct errors.

Using the site

You may link to any page. The data endpoints and embeddable calculators may be used under the terms stated on those pages. Do not scrape the site at a rate that degrades it for others, do not misrepresent this site’s figures as your own, and do not present the site’s output as an offer or approval of credit.

No warranty, limitation of liability

The site is provided “as is”, without warranties of any kind, express or implied. To the maximum extent permitted by law, APR.net and its operator are not liable for any damages arising from use of the site or reliance on its content, including decisions made on the basis of its calculators or data.

Changes

These terms may change as the site does; the current version is always at this address. Continued use after a change is acceptance of the revised terms.
