What this site is

APR.net publishes educational calculators, reference data and analysis about the cost of borrowing in the United States. It is run as an independent publication. It is not a lender, a mortgage broker, a loan originator, a credit repair organization, or an investment, legal or tax advisor, and it holds no license to be any of those.

By using the site you agree to these terms. If you do not agree, do not use the site.

Not advice, not an offer

Nothing here is an offer of credit, a quote, a pre-qualification, a pre-approval, or a recommendation to take or refuse any financial product. No relationship of advisor and client is created by reading this site or by using anything on it.

The calculators implement published rules and published data. Their results depend entirely on what you enter and on assumptions that are stated on each page. Figures described as market averages, medians or estimates are exactly that, and the pages say which is which.

Decisions about a mortgage turn on facts we cannot see — your income, your obligations, the property, the actual offers in front of you. Verify any number that matters with the lender, with the county, or with a licensed professional before you rely on it.

Where the figures come from

The data published here is derived from public sources: Home Mortgage Disclosure Act filings, FHFA and HUD limit files, Fannie Mae’s published pricing matrix, Census American Community Survey estimates, NAIC insurance reports and Freddie Mac’s rate survey. Every page lists the sources behind its numbers, with the year each one describes.

Works of the United States government are in the public domain. Our aggregation, selection and presentation of them are provided as-is.

We work to keep the figures accurate and current, and each page states the vintage of what it shows. We do not warrant that anything here is error-free. Statistics describe groups, not individuals: a median tells you what half of a group paid, not what you will pay.

If you believe a published figure is wrong, the correction procedure is on the methodology page. We check reports against the source filings and correct genuine errors, and we do not remove accurate figures because a subject dislikes them.

What you may do with it

Link to anything. No permission needed, no attribution required.

Use the data endpoints. The JSON endpoints are free to use, including commercially, under the terms stated on that page.

Embed the calculators. The embeddable tools are free to put on any site, commercial or not, under the terms stated there. Please keep the attribution link visible — it is the only thing we ask in return.

Quote us. Short quotations with a link are fine and welcome.

What we ask you not to do: republish substantial portions of the written analysis as your own, scrape the site at a rate that degrades it for other readers, present our figures as an offer or approval of credit, or represent that APR.net endorses you, your company or your product.

Ownership

The written analysis, page text, design and source code are ours. The underlying public data is not, and we claim nothing over it — anyone can obtain the same filings and compute their own figures, and we would rather they did.

Links to other sites

We link to source documents, regulators and lenders’ own pages because a figure should be checkable. We do not control those sites, they are not ours, and a link is not an endorsement of the site, its owner or anything it sells.

Availability

The site is published as a free resource with no promise that it will stay online, stay free, or keep any particular page at any particular address. We may change, move or withdraw anything at any time. Where a page moves, we redirect the old address when we reasonably can.

No warranty

The site is provided “as is” and “as available”, without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy or non-infringement.

Limitation of liability

To the maximum extent permitted by law, APR.net and its operator are not liable for any indirect, incidental, consequential, special or exemplary damages, or for any loss of profits, savings, data or goodwill, arising from your use of the site or your reliance on anything published here — including decisions made on the basis of its calculators, its data or its analysis. Some jurisdictions do not allow certain exclusions, in which case they apply as far as the law allows.

Indemnity

If you use this site’s data or embeds on your own site or in your own product, you agree to hold APR.net and its operator harmless from claims arising out of that use, including any claim that your presentation of the figures misled someone.

The rest

If any provision of these terms is held unenforceable, the remainder continues in force. Our not enforcing a provision on one occasion does not waive it. These terms, together with the privacy policy and the terms stated on the data and embed pages, are the entire agreement between us about the site.

Changes

These terms change as the site does; the current version is always at this address, and the date below moves when the text does. Continuing to use the site after a change is acceptance of the revised terms.
